What is a Fixed rate mortgage?

A fixed rate mortgage has an interest rate which remains the same for the entire term of the loan. If your interest rate is fixed, your monthly payments do not rise or fall.

During the term of the mortgage:
  • You keep a constant interest rate.
  • You are protected against rising interest rates.
  • You can plan your budget accurately as the monthly expense (interest and principal repayment) is fixed.
Be aware:
  • You will not benefit from a fall in interest rates.
  • You may face a higher interest rate when the term expires.
  • Low flexibility: your money is tied up for a fixed period of time.
  • You may face a financial penalty should you wish to repay your mortgage early (i.e. in case of the sale of your home).
Tip:

You may wish to consider taking out a number of fixed rate mortgages with different terms.

What is a Libor mortgage?

A mortgage with a set term (usually 1-3 years) and a variable interest rate which tracks the base rate (Libor*).

During the term of the mortgage:
  • You can benefit from a fall in short-term interest rates, which are usually revised every 1, 2, 3, 6, or 12 months (check with your bank).
  • You have the option to switch to another mortgage at the end of your term (check with your bank).
Be aware:
  • This mortgage is not suitable if you wish to avoid short-term fluctuations (i.e. higher interest rates) and periods of uncertainty.
  • Difficult to plan your budget accurately due to interest rate fluctuations (i.e. your mortgage payments are not fixed).
  • You may face a financial penalty should you wish to repay your fixed rate mortgage early (i.e. in case of the sale of your home).
Tip:

Combine the Libor mortgage with a fixed rate mortgage to reduce your exposure from interest rate fluctuations.

* The London Interbank Offered Rate is the global benchmark interest rate. Usually, a Libor mortgage in Switzerland tracks the CHF Libor rate which reflects the general interest rate level for short-term deposits in Swiss francs and the Index is published on a daily basis.

What is a Variable rate mortgage?

A mortgage which allows you to track (Swiss) long-term interest rates with the ability to fully (or partially repay the mortgage at any time.

During the term of the mortgage:
  • You will benefit from a possible fall in interest rates, but also run the risk that interest rates increase.
  • High level of flexibility: your money won’t be tied up for a fixed period of time.
  • You have flexible repayment / amortising options.
  • If you intend to sell your home, the mortgage can be cancelled without a financial penalty.
Be aware:
  • No long-term certainty.
  • The composition of the interest rate is not transparent.
  • Difficult to plan your budget accurately due to interest rate fluctuations (i.e. your mortgage payments are not fixed).
Tip:

Always factor in higher interest rates when planning your budget.
